Gerald M. Swiacki is a senior vice president and regional manager of the Southeast region for Lancaster Pollard, a fi nancial services fi rm based in Columbus, Ohio, that specializes in providing capital funding to the senior living and health care sectors. Mr. Swiacki has more than 20 years of extensive and diverse transactional experience comprised of bond underwriting, mergers and acquisitions, origination of government agency loans, development consulting, and financial advisory services totaling more than $3 billion in capital for clients that range in size from large, multistate organizations to single-site facilities. He spends considerable time advising organizations on capital funding strategies and improving access to the capital markets, which includes optimal capital structure, developing debt policies and adopting assetliability management plans. Mr. Swiacki has originated more than 70 FHA-insured loans—funding more than $500 million of projects that have included construction, substantial rehabilitation, expansion, acquisition and recapitalization of health care and senior living facilities as well as preservation and development of affordable housing.

Prior to joining Lancaster Pollard, he spent several years in the capital markets division of a large regional bank. A licensed attorney, Mr. Swiacki was in-house counsel for a real estate development company and an associate at a Detroit law fi rm before focusing on investment banking. He received a bachelor’s degree from Michigan State University in East Lansing, Michigan, and earned his law degree and a master’s degree in business administration from the University of Detroit. Matthew J. William C. Wilson

William (Bill) C. Mr. Wilson joined Lancaster Pollard in 1999 as an associate assisting with analysis and due diligence for heath care and seniors housing debt issues. In 2004, he moved to the Kansas City office to serve as the Central States regional manager. The office has since expanded to a four-person team responsible for business in nine states. Mr. Wilson’s accomplishments have included closing Lancaster Pollard’s first Section 242-insured hospital loan as well as the firm’s largest underwriting, a $110 million hospital bond issue. Prior to joining Lancaster Pollard, Mr. Wilson served as a congressional aide in the United States House of Representatives, assisting specifically with Medicare, Medicaid and Department of Housing and Urban Development issues.

Mr. Wilson received a bachelor’s degree in economics from Bowling Green State University in Bowling Green, Ohio, and a master’s degree in corporate finance from The Ohio State University in Columbus. Grant T. Goodman

Vice President

Grant Goodman is a vice president with Lancaster Pollard, a financial services firm based in Columbus, Ohio that specializes in providing a full range of capital funding to the senior living and health care sectors. Conner Girdley

Mr. Wilson is the supervisory principal for the firm’s Kansas City office and is the lead investment banker for clients in Kansas, Oklahoma and North and South Dakota. He is responsible for all details involved in the underwriting and closing processes.

Mr. Wilson joined Lancaster Pollard in 1999 as an associate assisting with analysis and due diligence for heath care and seniors housing debt issues. In 2004, he moved to the Kansas City office to serve as the Central States regional manager. The office has since expanded to a four-person team responsible for business in nine states. Mr. Wilson’s accomplishments have included closing Lancaster Pollard’s first Section 242-insured hospital loan as well as the firm’s largest underwriting, a $110 million hospital bond issue. Prior to joining Lancaster Pollard, Mr. Wilson served as a congressional aide in the United States House of Representatives, assisting specifically with Medicare, Medicaid and Department of Housing and Urban Development issues.

Mr. Wilson received a bachelor’s degree in economics from Bowling Green State University in Bowling Green, Ohio, and a master’s degree in corporate finance from The Ohio State University in Columbus. He holds a general securities representative license (Series 7) as well as a general securities principal license (Series 24). Mr. Wilson has written numerous articles and is a frequent presenter on the subject of trends in capital funding for community health care and senior living providers.

Grant T. Goodman

Mr. Swiacki is the lead investment banker for clients in Georgia and Florida and is responsible for all details involved in the underwriting and closing processes.

Mr. Swiacki has more than 20 years of extensive and diverse transactional experience comprised of bond underwriting, mergers and acquisitions, origination of government agency loans, development consulting, and financial advisory services totaling more than $3 billion in capital for clients that range in size from large, multistate organizations to single-site facilities. He spends considerable time advising organizations on capital funding strategies and improving access to the capital markets, which includes optimal capital structure, developing debt policies and adopting assetliability management plans. Mr. Swiacki has originated more than 70 FHA-insured loans—funding more than $500 million of projects that have included construction, substantial rehabilitation, expansion, acquisition and recapitalization of health care and senior living facilities as well as preservation and development of affordable housing.

Prior to joining Lancaster Pollard, he spent several years in the capital markets division of a large regional bank. A licensed attorney, Mr. Swiacki was in-house counsel for a real estate development company and an associate at a Detroit law fi rm before focusing on investment banking. He received a bachelor’s degree from Michigan State University in East Lansing, Michigan, and earned his law degree and a master’s degree in business administration from the University of Detroit. He holds licenses for general securities principal (Series 24), general securities representative (Series 7) and uniform securities agents state law (Series 63). He is a regular speaker at national and state conferences as well as a published author on topics affecting access to capital.

William C. Wilson

Senior Vice President

William (Bill) C. Wilson is a senior vice president for Lancaster Pollard, a financial services firm based in Columbus, Ohio, that specializes in providing capital funding to the senior living, health care and affordable housing sectors. In addition to underwriting tax-exempt bond offerings, Lancaster Pollard provides organizations with a complete range of funding alternatives through its HUDFHA/GNMA/FNMA/USDA-approved mortgage lender subsidiary. It can also provide bridge-to-agency lending, private equity, balance sheet lending and investing, and M&A services. Mr. Wilson is the supervisory principal for the firm’s Kansas City office and is the lead investment banker for clients in Kansas, Oklahoma and North and South Dakota. He is responsible for all details involved in the underwriting and closing processes.

Mr. Wilson joined Lancaster Pollard in 1999 as an associate assisting with analysis and due diligence for heath care and seniors housing debt issues. In 2004, he moved to the Kansas City office to serve as the Central States regional manager. The office has since expanded to a four-person team responsible for business in nine states. Mr. Wilson’s accomplishments have included closing Lancaster Pollard’s first Section 242-insured hospital loan as well as the firm’s largest underwriting, a $110 million hospital bond issue. Prior to joining Lancaster Pollard, Mr. Wilson served as a congressional aide in the United States House of Representatives, assisting specifically with Medicare, Medicaid and Department of Housing and Urban Development issues.

Mr. Wilson received a bachelor’s degree in economics from Bowling Green State University in Bowling Green, Ohio, and a master’s degree in corporate finance from The Ohio State University in Columbus. He holds a general securities representative license (Series 7) as well as a general securities principal license (Series 24). Mr. Wilson has written numerous articles and is a frequent presenter on the subject of trends in capital funding for community health care and senior living providers.

Chad Elliott

Managing Director, Mergers & Acquisitions

Chad is the managing director of the mergers and acquisitions group with Lancaster Pollard. He leads the firm’s national effort in sell-side and buy-side advisory services for seniors housing and care properties.

Prior to joining Lancaster Pollard, Chad was a director of investment banking and capital markets for Recovery Centers for America, a health care startup focused on the mental health and substance abuse sector. He also has M&A, investment banking and private equity experience from Metalmark Capital, Morgan Stanley Capital Partners and Goldman Sachs.

Chad earned his bachelor’s degree in economics from Princeton and an MBA from Harvard Business School. He will be based out of Lancaster Pollard’s Philadelphia office.

Kevin Laidlaw

Kevin Laidlaw, vice president, is a member of Lancaster Pollard’s mergers and acquisitions (M&A) group. Mr. Laidlaw has been with the firm since 2007. As vice president of M&A, Mr. Laidlaw works in tandem with the firm’s health care bankers for both sell-side and buy-side advisory by providing direct transaction oversight, maintaining buyer relationships, and creating and maintaining processes and analytical models. As a member of the firm’s credit committee, he also provides credit oversight to banking activities while recruiting, training, and managing the firm’s analytical team.

Prior to assuming his current role, he was an underwriter for the firm’s FHA, USDA, Fannie Mae, and conventional bond financing programs and covered the health care sector on behalf of the firm. His underwriting responsibilities included analysis of senior housing, affordable housing, long-term care and acute-care organizations, providing support on a wide range of bond transactions and mortgage loans for rehabilitation, new construction and refinance projects. In this role, he underwrote transactions in excess of $1.2 billion.

Mr. Laidlaw received a bachelor’s degree in economics and a certificate in organizational studies from Denison University in Granville, Ohio. He holds a general securities representative license (Series 7) and investment banking representative license (Series 79), has been approved by HUD to underwrite both MAP and LEAN transactions, and is certified by the Mortgage Bankers Association to conduct property inspections.

Craig S. Jones

Craig is a member of the Senior Leadership Team at Lancaster Pollard and plays an integral role in advancing Lancaster Pollard’s continued growth in the long-term-care sector.

Craig has more than 30 years of experience in the senior housing and health care finance industry. Prior to joining Lancaster Pollard in 2012, he worked as chief executive officer for Red Capital Advisors for more than 10 years. During this time he helped to initiate and to grow their senior housing sector to an industry leading position. Previously, Craig spent nearly 20 years at top-tier investment banks, such as Alex Brown & Sons and Lehman Brothers where he managed health care financing groups and developed innovative products for the health-care, senior housing and long-term-care sectors.

Craig earned his Master of Business Administration from the University of Minnesota Graduate School of Business Administration and his Bachelor of Art degree in economics from the University of Wisconsin.

Before that he was a senior managing director of Red Capital Partners and Red Mortgage Capital with production and management responsibilities for the fi rm’s seniors housing direct lending platform. During his 13-year tenure with the fi rm, he was directly involved in the origination, structuring, negotiation and closing of more than $2 billion in seniors housing debt. He also was a member of the fi rm’s credit approval, investment approval and risk committees. Previous experience includes seniors housing and multifamily investments for Banc One Capital Corporation and as a commercial lender at Bank One.

Joe Munhall

Joe leads the firm’s efforts to partner with banks and provide additional options to Lancaster Pollard’s regional investment bankers for the structuring and sale of debt placements.

Prior to joining Lancaster Pollard, Joe served as a vice president of originations at Berkeley Point Capital LLC. He also has experience working as a vice president of corporate banking at Commerce National Bank. Martin Kent Jr.

Chief Credit Officer

Martin is the chief credit officer of Lancaster Pollard. He is responsible for driving agency opportunities through a dedicated effort with Lancaster Pollard’s regional banking staff. He provides credit oversight for all the firm’s banking activities.

Prior to joining Lancaster Pollard, Mr. Kent served as the director of multifamily credit/underwriting for Fannie Mae’s seniors housing programs. During his 11 years with Fannie Mae, Kent oversaw both the seniors and affordable housing credit functions as a risk manager and ultimately as director. Mr. Kent earned his Bachelor of Arts degree from the University of Maryland in political science. Prior to that, he was a staff sergeant in the U.S. Air Force for six years.

Robert Baxter

Managing Director

Robert Baxter is a managing director with Lancaster Pollard, a financial services firm based in Columbus, Ohio, that specializes in providing capital funding to the health care and senior living sectors. Brian Meilton

Senior Vice President

Brian Meilton is a senior vice president with Lancaster Pollard, a financial services firm based in Columbus, Ohio, that specializes in providing capital funding to the health care and senior living sectors. Prior to his time at Lancaster Pollard, Brian worked at Oxford Resource Partners, where he spearheaded a $339 million IPO and debt financing, and at Keefe, Bruyette & Woods, where he completed over $1.1 billion in investment banking transactions.

Mr. Meilton holds an MBA in finance from Miami University (Ohio) and a bachelor’s degree in business administration, with a focus on international business and economics, from Ohio Northern University.

Ryan M. Miles

Ryan Miles is a senior vice president with Lancaster Pollard, a financial services firm based in Columbus, Ohio, that specializes in providing capital funding to the health care and senior living sectors. Mr. Miles has accrued a decade of experience in multifamily-rental-housing finance industry, including credit analysis, valuation and underwriting.

After beginning his career in residential mortgage lending, Mr. Miles worked in the underwriting department of a low income housing tax credit equity syndicator then started at Lancaster Pollard in early 2006. Since joining the firm, Mr. Miles has been exposed to a wide variety of financing structures and and he currently manages the career development of Lancaster Pollard’s associate pool and plays an active role in the firm’s internal educational training program.

Mr. Miles received a bachelor’s degree in finance from Wright State University in Dayton, Ohio. He holds general securities and investment banking representative licenses (Series 7 and 79) and has been approved by HUD to underwrite both MAP and LEAN transactions. Ryan also serves as underwriter for USDA Section 538, Fannie Mae Multifamily Affordable Housing and Fannie Mae Senior Living transactions.

The Clinical Risk Group significantly enhances Lancaster Pollard’s ability to analyze and assess risk factors in senior care facilities and to pass that knowledge on to our clients. Brad also assists clients in developing business opportunities relating to improving managed care relationships, hospital referral patterns and reimbursement enhancement.

The expertise and perspective of the Clinical Risk Group enables Lancaster Pollard to create best-in-class credit narratives and offering memoranda which demonstrate and convey the most thorough understanding of seniors housing and care in the industry. Our clients benefit from more efficient review processes that lead to better outcomes, whether the objective is closing a loan or preparing to acquire or divest an asset.

Post-closing, the Clinical Risk Group works collaboratively with our clients who have obtained debt to proactively address operational benchmarks identified as key success factors. The group continuously monitors various operational characteristics of the facilities in our portfolio, developing benchmarks that identify opportunities for improvement.

Prior to joining Lancaster Pollard, Mr. Granger worked for Ultra Risk Advisors as a vice president and underwriting manager for the long-term care professional liability program. His past experience also includes American Safety Insurance, PointRight Analytics, Inc., Trilogy Health Services and HCR Manor Care, where he was a regional director of operations for nine facilities.

Mr. Granger is a licensed nursing home administrator and licensed property and casualty (P&C) insurance broker. He holds a BSBA in finance from The Ohio State University and an MBA from Franklin University.
