The Capital Issue

August-September 2017

As the philosopher George Santayana once said, “Those who do not learn from history are doomed to repeat it.” In the August-September edition of The Capital Issue, we rely on history to help guide us through present-day topics. As the 10-year anniversary of the Great Recession approaches, our housing article reviews the cash-collateralized tax-exempt bond financing technique developed in the Recession’s aftermath and how it can deliver creative financing solutions today. Our senior living article explores the rising concern surrounding health care costs and the Affordable Care Act (ACA), a similar climate to when the Nixon Administration passed the Health Maintenance Organization Act in 1973. Our feature article highlights the importance of innovation and design and how it can help improve a resident’s quality of life. In our hospital article, we detail how two health care facilities with similar capital needs utilized unique financing structures to refinance their existing debt. Finally, our After the Financing article profiles Graham Health System, which has undertaken construction projects over the last 11 years to significantly upgrade its facilities.

With summer winding down, we hope you enjoy the rest of the season and please do not hesitate to reach out with any questions..

Sincerely,

Nick Gesue, CEO

Merging Innovative Design and Practical Finance

The American Institute of Architects (AIA) holds a juried competition each year that bestows awards on senior living design projects that meet or exceed industry norms in significant ways. The projects are highlighted in AIA’s Design for Aging Review. The competition and publication give architects and providers an opportunity to demonstrate innovative solutions that improve residents’ quality of life. The Review is designed as a reference for other providers, developers and architects who may have similar project goals.

Managed Care: Past, Present and Future

Past

Imagine a scenario: political wrangling over national health care policy, a general public concerned about rising health care costs and new models for delivering and paying for health care. Sound familiar? While this could describe the current public debate surrounding the Affordable Care Act (ACA), the same conditions held true in 1973 when the Nixon Administration passed the Health Maintenance Organization Act.
